The Director of Asset Management and Technical Services provides strategic & technical leadership in asset management, capital renewal process, building automation systems’ framework, systems integration, customer service, environmental integrity, and technology integration. The Director of Asset Management and Technical Services key responsibilities involve strategic planning of facilities assets, from acquisition to maintenance, through eventual disposition. This includes devising and implementing asset management strategies aligned with the organization's goals and financial objectives; developing analysis and reporting capabilities, and standard operating procedures that guide the utilization, maintenance, and protection of assets. The director has a proven ability to build relationships with stakeholders across all levels of the organization, and has an action orientated, problem solving mindset.
1. Provides leadership and direction to the asset management team, work order induction team, customer service center, and systems team - fostering an environment of continuous improvement and professional development.
2. Champions for asset stewardship. Establishes standards and procedures as necessary. Develops asset management strategies and plans; ensures plans are executed as intended.
3. Conducts comprehensive asset performance analysis to inform strategic decisions. Reviews and adjusts asset management plans and schedules accordingly.
4. Regularly liaises with Facilities finance, planning and operations team to forecast, plan and budget for future investments and dispositions. Maintains 10 to 15-year facility asset replacement plan; provides plans to Facilities Planning to incorporate into organizations 5-year project plan, with continuous update as necessary.
5. Leads the asset stewardship group (facilities oversight team), ensuring productive meetings and agenda. Presents Annual Report of Facilities Condition, along with detailed reports and presentations on asset performance, new opportunities, and asset management strategies.
6. Ensures asset and space data is adequately captured in the centralized maintenance management system (CMMS), and follow-up with departments as necessary to ensure correct usage of system. Ensures processes and internal controls are in place to improve and preserve data integrity, and adequate training is available to CMMS users.
7. Ensures technological tools and systems used for asset and space management are up-to-date and effectively meet the organization’s needs. Systems include the CMMS, building automation monitoring systems, fuel system, GIS, space management and all other facilities software and technological equipment.
8. Partners with operations team to assess and ensure adequate preventive maintenance schedules for critical assets; evaluate and recommend changes as necessary.
9. Provides recommendations on departmental policies and procedures to enhance service productivity.
10. Champions for productivity and business analysis; partners with departments and leadership to develop KPI’s and productivity measurements; ensure consistent management reporting and review of results, benchmarking, and lessons-learned.
11. Researches and monitors industry trends, new capabilities; identifies and defines new process improvement opportunities.

• Bachelor’s degree in business, engineering or related technical field

• Knowledge of facilities operations and construction from central cooling, heating, ventilation, automated controls, hydronic systems, high to low voltage infrastructure, backup power systems, and emergency systems management.
