Job Summary:

The Controls Technician is responsible for maintaining building automation control systems and related HVAC components.

Duties & Essential Job Functions:

1. Identifies product and equipment requirements by studying blueprints, sketches, or building plans; and correlating operating practices.
2. Install new equipment by assembling parts; and programming components.
3. Maintains current systems by implementing preventive maintenance programs and schedules.
4. Assists in completing projects by installing and repairing equipment and systems.
5. Performs routine maintenance by restoring and repairing faulty or inoperative equipment; recommending changes and new installations.
6. Troubleshoot systems by researching and evaluating conditions, advising the supervisor, and recommending actions.
7. Improves operations by calibrating sensors; adjusting pressure-sensitive status switches; making changes to existing points by moving sensors, and equipment, changing control strategy, and upgrading equipment.
8. Maintains supplies inventory by checking stock to determine inventory level; anticipating needed supplies; placing and expediting orders for supplies; and verifying receipt of supplies.
9. Complies with federal, state, and local building codes by adhering to requirements; and advising management on needed actions.
10. Maintains a safe and clean working environment by complying with procedures, rules, and regulations.
11. Ensures operation of tools and equipment used in the job by completing preventive maintenance requirements; following manufacturer’s instructions; troubleshooting malfunctions; calling for repairs; maintaining equipment inventories; and evaluating new equipment and techniques.
12. Maintains continuity among work teams by documenting and communicating actions, irregularities, and continuing needs.
13. Responds to after-hours emergencies; works during inclement weather; and works to support various events on campus during non-business hours.
14. Performs other related duties as assigned.

Required Education & Experience:

• High school diploma or GED equivalent.
• 2 plus years experience with maintaining and installing building control systems or related experience.

Preferred Education & Experience:

• Technical training in Johnson Controls Building Automation System, BACnet Controls.
• 5 plus years experience with maintaining and installing building control systems or related experience.

Required Licensure/Certification/Specialized Training:

• Valid Driver’s License.
• Must be insurable under the university motor vehicle requirements.
• Satisfactory results from a post-offer physical examination.

Preferred Licensure, Certification, and/or Specialized Training:

• Johnson Controls Training Certificates.

Knowledge, Skills & Abilities:

• Knowledge and understanding of complex HVAC system control for larger facilities, including chiller plants, boilers, pumps, air handlers, etc.; ability to troubleshoot and repair the controls and associated sensors on these systems; work with contractors and review systems for new construction.
• Knowledge of installation and maintenance of HVAC equipment.
• Knowledge of troubleshooting techniques.
• Knowledge of basic hand tools and related equipment.
• Knowledge of customer service techniques.
• Knowledge of basic record-keeping techniques.
• Skill in some or all components of Microsoft Office.
• Skill in Microsoft Windows navigation.
• Skill to read and interpret blueprints, drawings, and sketches.
• Ability to draft grammatically correct correspondence.
• Ability to verbally communicate technical information.
• Ability to work independently and as part of a team.

Physical Requirements (With or Without Accommodations):

• Visual acuity to read information from computer screens, forms, and other printed materials and information.
• Able to speak (enunciate) clearly in conversation and general communication.
• Hearing ability for verbal communication/conversation/responses via telephone, telephone systems, and face-to-face interactions.
• Manual dexterity for typing, writing, standing, and reaching, flexibility, body movement for bending, crouching, stooping, crawling, walking, kneeling, and prolonged sitting.
• Work in high or precarious places such as 12-foot ladders, and ceilings, and the ability to work in confined spaces.
• Lifting and moving objects and equipment up to 50 lbs.

Work Environment:

• Work is indoors/outdoors and not sedentary and is subject to schedule changes and/or variable work hours.
• This role is an on-campus, in-person position.
• Work may be required during periods of university closure and inclement weather.
• May be exposed to work in attics, basements, and crawl spaces.
• The noise level in this work environment is usually moderate but can be noisy due to work around chiller plants, boiler rooms, and generators.
